Exterior paint fails from the surface up. Sun breaks down the binder until the paint turns chalky, wind drives dust into every gap, and temperature swings open and close joints all year. If new paint goes over chalk, dirt, or loose paint, it will let go no matter how good the product is.
That is why our exterior work starts with washing, scraping, and sanding failing areas, priming bare wood and patched spots, and re-caulking joints around windows, doors, and trim. It is slower than spraying over what is there, and it is the difference between a repaint that lasts and one that peels in a couple of seasons.
The size of the house and the number of stories set the baseline. From there, the condition of the existing paint drives most of the difference: heavy scraping, wood repair, and re-caulking take time. Siding type matters too, since brick, stucco, wood, and fiber cement each need different prep and products.
Trim detail, the number of color changes, and access around landscaping or steep grades all add labor. A written estimate should list the prep steps and the specific products being used, so you can compare bids on the same scope.
Chalky residue that rubs off on your hand, fading on the south and west sides, hairline cracks in caulk, and peeling on trim or fascia are the early warnings. Bare or graying wood is the urgent one: once wood is exposed it starts taking on moisture, and repairs get more expensive the longer it waits.
