Square footage matters, but it is rarely the whole story. Ceiling height, the amount of trim and doors, how much patching the walls need, and whether you are changing colors dramatically all move the price. Painting ceilings, closets, and built-ins adds labor; so does working around heavy furniture in an occupied home.
Paint quality is the other lever. Better paints cover in fewer coats, resist scuffs, and wash clean, which usually makes them the cheaper choice over the life of the job. Your written estimate spells out exactly which rooms, surfaces, and products are included so there are no surprises.
Flat and matte finishes hide wall imperfections and suit ceilings and low-traffic rooms. Eggshell and satin are the usual choice for living areas, hallways, and bedrooms because they wipe clean without looking shiny. Semi-gloss belongs on trim, doors, and in bathrooms and kitchens where moisture and fingerprints are a fact of life.
